Welcome to HMO Builders
A resource for landlords and developers navigating HMO conversions, compliance, and regulations.

We started this site because HMO regulations are confusing, inconsistent between councils, and the consequences of getting them wrong are severe.
Most of the information online is either too generic (national guidance that doesn't account for local variations) or too sales-focused (content designed to get you to call rather than to actually help). We wanted something different.
What You'll Find Here
Practical guides on the compliance requirements that matter most:
- Fire safety - what you actually need, not just what equipment suppliers want to sell you
- Room sizes - the measurement rules that catch people out, especially in loft conversions
- Licensing - when you need it, how to apply, and what happens if you don't
- Kitchens and bathrooms - the ratios and specifications councils expect
We try to include specific figures, cite actual regulations, and acknowledge where things vary by council or are genuinely unclear.
Who We Are
We're a construction team specialising in HMO conversions. We've seen what works, what doesn't, and what causes problems with council inspections. These guides come from that experience.
If you're planning a conversion and want to talk through the requirements, get in touch.
This site is a work in progress. If you spot errors or have questions we haven't answered, let us know.
